**Chief Accountant \-** Luxury Real Estate Developer We are seeking a highly skilled and detail\-oriented Chief Accountant to oversee and enhance the financial management, reporting, and compliance processes within our real estate business. The ideal candidate will ensure accurate financial record\-keeping, compliance with accounting standards, and strategic financial planning while optimizing real estate financial operations. Thisrole requires a strong analytical mindset, expertise in accounting principles, experience in real estate accounting, and proficiency in financial and CRM software like Salesforce. 1 **Financial Management \& Reporting** : * Develop and implement financial policies and procedures to ensure accurate and efficient real estate accounting practices. * Prepare and review property financial statements, management reports, and budget forecasts. * Ensure compliance with IFRS, GAAP, and local financial regulations specific to the real estate industry. * Maintain accurate property revenue records, rental income statements, and commission tracking. 2 **Budgeting \& Cost Control** : * Lead the budgeting and forecasting process, collaborating with department heads to project property revenue and operational expenses. * Monitor company expenditures, implement cost\-control measures, and optimize real estate asset profitability. * Analyze financial data to provide insights for real estate project planning, development costs, and property maintenance budgeting. 3 **Accounts Payable \& ReceivableManagement:** * Oversee property accounts receivable and payable functions, ensuring timely rent collection, vendor payments, and reconciliations. * Implement strategies to improve cash flow and working capital management, considering lease agreements, mortgage payments, and tenant deposits. * Ensure accurate invoicing, tenant billing, brokerage commissions, and credit control to minimize financial risks. 4 **Taxation \& Compliance :** * Ensure timely preparation and filing of VAT, corporate tax, property tax, and other real estate\-related regulatory reports. * Maintain compliance with local tax laws and liaise with tax authorities regarding property transactions, capital gains, and depreciation claims. * Work with external auditors and regulatory bodies to ensure financial transparency and compliance. 5 **UAE Corporate Tax Compliance:** * Ensure full compliance with UAE Corporate Tax regulations, including registration, assessment of taxable income, and timely filing of corporate tax returns. * Interpret and apply UAE Corporate Tax Law to real estate transactions, including property sales, leasing income, and development activities. * Coordinate with the Federal Tax Authority (FTA) on corporate tax matters, audits, and clarifications. * Analyze the impact of corporate tax on business operations and recommend tax\-efficient structures and strategies. * Maintain proper documentation and transfer pricing records (if applicable) in line with UAE Corporate Tax requirements. 6 **Financial Analysis \& Strategy:** * Conduct financial analysis to support property acquisition, sales, leasing, and investment decisions. * Identify financial risks and recommend mitigation strategies related to real estate financing and market fluctuations. * Provide insights on real estate investment opportunities, cost\-saving measures, and property portfolio growth strategies. 7 **CRM \& Salesforce Integration:** * Utilize CRM systems (Salesforce, Zoho, or other real estate CRM tools) to track sales transactions, lease agreements, and customer financial interactions. * Integrate accounting and financial reporting with CRM platforms to streamline commission calculations, sales revenue tracking, and client invoicing. * Generate financial reports based on CRM data, including sales pipeline analysis, agent commission reports, and customer payment history. 8 **Team Leadership \& Process Optimization:** * Lead and mentor the accounting and finance team to ensure efficiency and accuracy in real estate financial operations. * Implement process improvements to streamline accounting operations and reporting specific to the real estate sector. * Stay updated on real estate financial trends, market regulations, and best practices to keep the company financially competitive. 9 **Compliance \& Data Security::** * Maintain strict confidentiality of financial and property transaction records and implement data security best practices. * Ensure compliance with internal controls, anti\-money laundering (AML) regulations, and financial policies. * Train teams on financial policies, CRM usage for accounting, and regulatory requirements. **Requirement and Skills** Proven experience as a Chief Accountant or Senior Accountant in the real estate industry. Strong analytical and problem\-solving skills with a data\-driven approach to real estate financial management. Expertise in accounting software (SAP, QuickBooks, Oracle,or similar ERPsystems) and CRM platforms like Salesforce. Experience in property accounting, real estate financial planning, and commission tracking. Excellent leadership, communication, and organizational skills. Ability to collaborate cross\-functionally with finance, operations, sales, and senior management teams. Bachelor's degree in Accounting, Finance, or a related field; CPA, CMA, or ACCA certification preferred.
