- Assume full responsibility for the daily operational performance and maintenance of all critical building systems, including HVAC, electrical, plumbing, fire protection, and escalators/elevators. - Supervise and coordinate a team of 3 technicians, delegating tasks and ensuring timely completion of preventive and corrective maintenance work orders. - Prepare Request for Quotation (RFQ) and generate Purchase Orders to facilitate accurate and timely issuance of Purchase Orders, ensuring compliance with procurement standards and project requirements. - Manage contractor relationships and oversee all third-party servicing, repairs, and projects to ensure compliance with safety standards and quality of work. - Prepare and submit daily operational reports to the Property Manager and senior management. - Respond to and efficiently resolve all emergency situations, including power interruptions, equipment failures, and alarms. - Liaised with merchant construction engineering teams to maintain operational continuity. - Processed vendor and supplier invoices, ensuring accurate billing and timely payment cycles.
