Job Description
**Position Overview:** Spark GHC is seeking a Manager/Director of Asset Management to oversee the financial and operational performance of its portfolio of select and limited\-service hotels across the US.  The Manager/Director will act as the owner’s representative, driving NOI growth through revenue optimization, labor efficiency, capital discipline, operator accountability, and risk mitigation. This is a hands\-on, highly analytical role suited for an experienced hospitality professional who combines institutional discipline with entrepreneurial judgment. High flexibility for travel is required.  **Why Join Spark GHC?** * Play a vital role in a growing platform nearing $500M in AUM with an aggressive expansion strategy backed by active investors and a strong acquisition and development pipeline. * Work with a dynamic team where your contributions directly impact portfolio and investment outcomes, with frequent exposure to senior and executive leadership. * Join a mission\-driven firm with a culture of collaboration, integrity, and performance. **Key Responsibilities:** **Asset Performance \& Execution** * Oversee a portfolio of 10\-15 assets * Own asset\-level business plans from acquisition through disposition * Drive performance versus owner and operator pro formas, annual budgets, and weekly/monthly reforecasts * Analyze monthly P\&Ls, cash flow, and STR results with emphasis on flow\-through and margin **Operator Oversight** * Enforce accountability around staffing models, expense controls, and service delivery * Evaluate operator performance against portfolio benchmarks and scorecard * Establish clear expectations for GM and regional leadership execution through quarterly initiatives **Revenue Strategy** * Partner with Director/VP of Revenue Management \& Commercial Strategy to supervise third\-party operator’s pricing, channel mix, and segmentation strategy for hotels * Evaluate brand contribution by segment (corporate negotiated, government, internet, loyalty, OTA) * Ensure disciplined approach to discounts, promotions, and reward redemptions **Capital \& Lifecycle Management** * Manage capital plans, FF\&E reserves, and ROI\-driven renovations * Prioritize projects tied to rate growth, labor reduction, or maintenance risk mitigation * Oversee project timing, budgets, and draw approvals **Acquisitions \& Portfolio Strategy** * Support Acquisitions with underwriting validation, diligence, and transition planning * Prepare assets for refinancing or disposition through operational optimization * Partner with capital markets on lender reporting and covenant compliance **Reporting \& Ownership Communication** * Present on respective asset portfolio to senior leadership on a monthly basis * Produce quarterly reports for senior leadership and investors * Clearly communicate risks, opportunities, and required ownership decisions **Qualifications:** * Bachelor’s degree in Hospitality Management, Business, Economics, or related field * Prior experience will determine role title. A Manager candidate must have 5\+ years of progressive hotel operations and/or asset management experience, with 2\+ years in a multi\-property, regional, or ownership\-level role. A Director candidate must have 8\+ years of progressive experience, with 5\+ years in a multi\-property, regional, or ownership\-level role. * Intermediate to advanced level modeling and presentation skills, including proficiency in Excel and PowerPoint. * High level of analytical and problem\-solving skills with robust attention to detail. * Effective communication skills to professionally present to both internal and external stakeholders, with proven ability to influence cross\-functional management teams and motivate on\-property leadership to achieve pro forma and budgeted performance goals. * Ability to travel up to 75%, with monthly “In\-Office Weeks” in Cleveland, and occasional trips to portfolio assets, potential acquisitions, and industry events/conferences.
